You’ve been asked to be a Co-Signer, what does that mean?

When we provide a guarantee to a tenant, we need someone else we can contact if something goes wrong. That’s you.  You can find out what that means below.

How does the service work?

The guarantor service is where we act to guarantee a tenancy. If the tenant falls behind, the landlord comes to us and we pay them immediately. We then go to the tenant and help them repay the deficit over time. We help make sure their tenancy is secure and work with them to deal with problems in paying rent.

What happens next?

  • As the UK's largest provider, we've supported tens of thousands of tenants
  • We work with tenants to clear rent defaults in a way they can afford
  • Nearly all of our tenants stick to the arrangements we make, and now more than ever we work hard to create workable arrangements over time
  • If we're struggling to work with the tenant, we come to you as the co-signer as a last resort to see if you can help
  • Throughout all of this, the landlord is always paid and the tenancy is always secure

What is it like being a Co-Signer?

We work very hard to work with the tenant. Our service works because we support the landlord right away and take the pressure off the tenant, but we’re also insured ourselves, so we’re very flexible when it comes to helping tenants repay the deficit. As a co-signer, you really are the last resort and nearly all our co-signers are not needed when we’re supporting tenants.

If I’m going to co-sign, why not just be the guarantor myself? 

  • We don't do credit checks on co-signers, so your credit score is protected - you just need to be employed
  • We accept co-signers from outside of the UK
  • If there is a default we pay the landlord, so you don't have to find hundreds or thousands to protect the tenancy
  • We work with the tenant, you're there as a rarely-used last resort
  • We're by far the biggest guarantor in the UK and accepted by more accommodation providers than any other person or company

What is Only My Share?

Whether you’re a co-signer or guarantor, you need to make sure you’re protected from housemates’ bills. Only My Share protects you for just £99 per year

  • Nearly all house or flat shares have 'joint and several' contracts
  • This means that even if a tenant pays their rent on time, if another tenant defaults then all other tenants are liable
  • OMS protects against that
  • As long as the tenant pays their share of the rent we'll accept the liability of housemates who don't.
  • In a house share of 3 people paying £500 per month, the total liability is £18,000 per year! As long as the tenant pays their rent, we'll pay the landlord for anyone who doesn't.

I can honestly say that without their patience and steadfastness, I have no idea where I would be staying. Karen and Dani are truly the best. There was a document processing issue with my landlord's web portal, and they stepped right in to fix the problem.
