What is A-Void?

A-Void is void period cover designed to help student landlords navigate the potential challenges of students leaving their accommodation early, at no extra cost to tenants or landlords, covering all Housing Hand student customers.

Under the proposed Renters’ Rights Bill, students will be able to provide two months’ notice at any point, leaving landlords vulnerable to void periods during the academic cycle. A-Void bridges that gap to cover up to three months’ rent at 50% of the cost.

How does it work?

When students move into the rental property, landlords must provide them with Ground 4A notice. If you’re a Housing Hand customer already, we will remind you!

Should a student tenant provide two months’ notice during their academic cycle, landlords can reach out to Housing Hand via a dedicated portal to submit a claim. Please note: A-Void will not be available in the first three months of the tenancy, or the last one.

All we ask is that they can prove that property has been marketed for let in the two months’ notice period and that it is going to remain empty for the three-month cover period.

So if a student moves in in September and decides to give notice in March to leave the property in May. We will cover your rent at 50% of the value for June and July.

Who is it for?

A-Void is designed for student landlords who might need protection in place should a student provide premature notice during the academic cycle.

All tenants that have Housing Hand standing as their guarantor will be covered at no extra cost to them, or their accommodation provider.

There are no costs involved to either the tenant or our partners. Providing the tenant is guaranteed by Housing Hand and you are one of our partners, cover will be included.

Simply log in to your account, where you will be asked to show evidence that you have served Ground 4A, attempted to relet the property during the notice period and that the property remains empty.

Housing Hand will pay up to three months’ rent at 50% of the cost for void periods. Please note, this does not include the first three months or the last month.
